Ar hyn o bryd, mae prinder difrifol o unedau diwydiannol llai o arddull newydd ledled y fwrdeistref sirol, ac mae’r gweithgaredd hwn yn mynd i’r afael yn benodol ag angen lleol ac ymyrraeth UKSPF ‘Buddsoddi mewn seilwaith menter a phrosiectau datblygu safleoedd cyflogaeth\/arloesi. Gall hyn helpu i ddatgloi prosiectau datblygu safleoedd a fydd yn cefnogi twf mewn mannau’.<\/p>\n

Mae’r Cyngor hefyd yn berchen ar ac yn rheoli ei stoc ei hun o unedau diwydiannol sy’n amrywio mewn maint o rai sy’n addas i \u2018egin\u2019 gwmn\u00efau bach i unedau masnachol mawr a gaiff eu defnyddio gan fusnesau lleol allweddol, gan amrywio o 463 i 3,950 troedfedd sgw\u00e2r, mewn 11 o barciau busnes ac ystadau busnes gwahanol.<\/span><\/p>\n

Mae portffolio’r cyngor presennol bron i 100% o feddiannaeth, ac mae rhestr aros ar gyfer pob yst\u00e2d ddiwydiannol. Er mwyn ateb y galw hwn, byddwn yn adeiladu 4 uned newydd o tua 1,000 troedfedd sgw\u00e2r yr un ar yr ystadau diwydiannol presennol yng Nglyncorrwg a Chwmgors, a 6 uned newydd ar yr yst\u00e2d ddiwydiannol yn Nant y Cafn, sydd \u00e2 seilwaith sy’n bodoli eisoes, ond sydd heb ei ddatblygu hyd yma. Bydd yr unedau o adeiladwaith dur bloc a phroffil gyda swyddfa fewnol fach \/ gofod cegin ynghyd \u00e2 w.c. Bydd gan bob un ohonynt ddrws caead rholer fel y prif bwynt mynediad a drws ategol yn y cefn a fydd yn dyblu fel allanfa frys.<\/span><\/p>\n

Caiff yr unedau eu hadeiladu gan ddefnyddio contractwr wedi’i gaffael drwy Fframwaith Adeiladu Rhanbarthol De-orllewin Cymru.<\/p>\n

Y prif ffactorau llwyddiant ar gyfer y gwaith yw:
\u2022 Dylunio adeilad effeithiol, gan fodloni gofynion manyleb y prosiect
\u2022 Adeiladu unedau busnes o ansawdd uchel.
\u2022 Sicrhau gwerth am arian drwy gydol y cyfnod hwn.
\u2022 Cyflwyno’r prosiect yn brydlon.
\u2022 Cyflawni prosiect ansawdd.
\u2022 Digwyddiadau Dim H&S.<\/p>\n

Bydd adeiladu’r 14 uned hyn yng nghymunedau’r tri chymoedd hyn yn creu arallgyfeirio o’r economi ac yn cynyddu swyddi a thwf, trwy greu cyfleoedd llety, gan helpu busnesau newydd newydd a busnesau cynhenid presennol fel ei gilydd. O ganlyniad bydd mwy o weithgarwch economaidd hefyd yn gwella GVA’r rhanbarth. Bydd y prosiect hefyd yn cyfrannu at wneud Castell-nedd Port Talbot yn lle mwy deniadol i fuddsoddi a gwneud busnes ynddo.<\/p>\n

Caiff y datblygiadau hyn eu rheoli gan d\u00eem adfywio Cyngor Bwrdeistref Sirol Castell-nedd Port Talbot, gyda chymorth timau cyfreithiol a chaffael mewnol.<\/p>\n

Bydd y Cyngor hefyd yn gwneud gwaith rheoli prosiect a dylunio paratoadol, gan fod ganddo wybodaeth fewnol am y meysydd hyn a hanes ardderchog o gyflawni cynlluniau seilwaith ac adfywio cyfalaf o’r natur hon.<\/p>\n

\u2022 56 o swyddi wedi’u lleoli
\u2022 14 SME wedi’i letya
